AFPDS works on projects throughout South Gloucestershire, Bristol, Bath&NES, Sedgemoor and North Somerset and is complying with the current Covid restrictions, doing as much remote contact as possible.  AFPDS is an accredited planning agent for Bristol City Council and an LABC (local authority building control) partner with South Gloucestershire Council

Adrian Forber of AFPDS has been doing building drawings for over 30 years and started his business in 1995. In this time he has developed an excellent track-record of obtaining planning and building regulations plan approvals.

Most work is providing plans for domestic and commercial extensions, such as single/double storey rear/side/front; one-off new build dwellings; garages/garage conversions and the like.  AFPDS has experience in dealing with listed buildings too. The other side of the business is dealing with floor plans, especially for Land Registry.  Now solicitors request me to  do  a lot of this kind of work, for which AFPDS has built a reputation for speedy service.

Plans For Planning Permission

Before you can do any building, in most cases it is necessary to get planning permission to build what you want, or to change a permitted use to something else.  AFPDS will do this for you, acting as your agent and is also happy doing work related to listed buildings.  Because of current Lockdown restrictions  Zoom/WhatsApp meetings have been held for consultations.  These have proved very successful and will continue into the future. Very simple jobs can be carried out through video calls, but for larger projects, it will be necessary to visit the property in order to take accurate measurements.  When the draft plans are completed, a further consultation is conducted.  When everything has been agreed, AFPDS will submit the planning application for you.  

Plans For Building Regulations

The next stage is to do the detailed construction drawings and to submit them to Building Control to show that the building complies with the requirements of the Building Acts.  AFPDS will do this for you, acting as your agent.
This might be the first stage for you, if Planning Permission is not needed. 
AFPDS works in partnership with a dedicated Building Inspector who checks and approves the drawings for anywhere in the region.

 Floor Plans

Basic and more detailed floor or site plans are needed for Land Registry or for Licence applications or for Lease Identification.  AFPDS works with various solicitors in the area, providing their clients with such plans.
